Owners should be proactive in maintaining their buildings and have several legal obligations to be proactive on particularly dangerous conditions like lead-based paint, window guards, self-closing doors and mold. Owners are responsible for filing certain documents with HPD and posting notices to tenants with information about owner obligations, safety
